What is a Short Sale?

A Short Sale is the process of selling a property at a price below what is owed to the bank who holds the loan.  This can be a somewhat complicated and lengthy process for either a buyer purchasing a property through a short sale or a seller trying to sell their property in a short sale.  The bank will need to approve the price regardless of where the original list price was set.  In order for them to approve the price, the seller must complete a short sale packet providing all necessary documentation to the bank.  The property must also pass a BPO valuation or Broker Price Opinion.  There are a lot of variables that can make or break a short sale thus making it difficult to complete.
